Obsazenost nap\u0159\u00ed\u010d CTParky z\u016fst\u00e1v\u00e1 vysok\u00e1 na 97%, co\u017e potvrzuje pokra\u010duj\u00edc\u00ed popt\u00e1vku v \u010cesk\u00e9 republice po modern\u00edch a energeticky \u00fasporn\u00fdch prostorech nejvy\u0161\u0161\u00edho standardu. Klientsk\u00e1 z\u00e1kladna CTP se roz\u0161\u00ed\u0159ila na v\u00edce ne\u017e 600 spole\u010dnost\u00ed nap\u0159\u00ed\u010d odv\u011btv\u00edmi. Tento trend byl zp\u016fsoben naru\u0161en\u00edm dodavatelsk\u00e9ho \u0159et\u011bzce a turbulentn\u00edm glob\u00e1ln\u00edm v\u00fdvojem. Dal\u0161\u00edch 31 000 m2 na\u0161lo sv\u00e9 n\u00e1jemce v automobilov\u00e9m sektoru (21 000 m2) a sklad hra\u010dek (9 500 m2) v CTParku Cerhovice. Farmaceutick\u00e1 spole\u010dnost ViaPharma, jeden z hlavn\u00edch dodavatel\u016f l\u00e9\u010div do l\u00e9k\u00e1ren Dr. Max, si pronajala prostory ve dvou lokalit\u00e1ch o celkov\u00e9 plo\u0161e 27 000 m2 v CTParku Brno L\u00ed\u0161e\u0148 a CTParku Ostrava Poruba. CTP si pro sv\u00e1 za\u0159\u00edzen\u00ed zvolily i logistick\u00e9 spole\u010dnosti. FIEGE si pronajalo 18 000 m2 v CTParku \u017datec a Geis brzy obohat\u00ed CTPark Ostrava Poruba, kde bude m\u00edt t\u00e9m\u011b\u0159 20 000 m2. Nejv\u011bt\u0161\u00ed brn\u011bnsk\u00fd CTPark tak\u00e9 p\u0159il\u00e1kal nov\u00e9 n\u00e1jemce z \u0159ad dopravn\u00edch a logistick\u00fdch spole\u010dnost\u00ed, a to MOL Logistic s 9 000 m2 a Lagermax Logistics Czech s v\u00edce ne\u017e 8 000 m2. Prvn\u00ed n\u00e1jemn\u00edky p\u0159il\u00e1kaly tak\u00e9 nov\u00e9 budovy v nejudr\u017eiteln\u011bj\u0161\u00edm CTParku Praha Sever, v\u010detn\u011b 6000 m2 pronajat\u00fdch MEMODO, velkoobchodn\u00ed spole\u010dnost\u00ed s fotovoltaikou a tepeln\u00fdmi \u010derpadly.<\/p>\n<p>Z\u00e1rove\u0148 se CTP v lo\u0148sk\u00e9m roce poda\u0159ilo prodlou\u017eit n\u011bkolik st\u00e1vaj\u00edc\u00edch n\u00e1jemn\u00edch smluv s klienty. Nejv\u011bt\u0161\u00ed transakc\u00ed tohoto typu byla p\u0159\u00edstavba t\u00e9m\u011b\u0159 54 000 m2 v CTParku Bor pro IT distributora. V CTParku Mod\u0159ice prodlou\u017eil pron\u00e1jem Kollmorgen, v\u00fdrobn\u00ed spole\u010dnost s vlastn\u00edm v\u00fdzkumem a v\u00fdvojem, na 10 000 m2.<\/p>\n<p><strong>Modern\u00ed kancel\u00e1\u0159e<\/strong><\/p>\n<p>V \u00fasp\u011b\u0161n\u00fdch kancel\u00e1\u0159sk\u00fdch projektech pokra\u010dovala CTP i v roce 2023. V sou\u010dasnosti je CTP nejv\u011bt\u0161\u00edm vlastn\u00edkem kancel\u00e1\u0159\u00ed v brn\u011bnsk\u00e9 metropolitn\u00ed oblasti, kde pokra\u010duje v budov\u00e1n\u00ed dal\u0161\u00edch modern\u00edch kancel\u00e1\u0159sk\u00fdch prostor. V lo\u0148sk\u00e9m roce st\u00e1la CTP za jednou z nejv\u011bt\u0161\u00edch \u010desk\u00fdch transakc\u00ed v kancel\u00e1\u0159sk\u00e9m sektoru, kdy\u017e p\u0159iv\u00edtala Kyndryl, nadn\u00e1rodn\u00edho poskytovatele \u0159e\u0161en\u00ed a slu\u017eeb v oblasti informa\u010dn\u00edch technologi\u00ed, kter\u00fd si pronajal 5000 m2 v are\u00e1lu Vln\u011bna. CTP p\u0159iv\u00edtalo tak\u00e9 Smaragd Gas a Sanezoo Europe, spole\u010dnost specializuj\u00edc\u00ed se na robotiku ve v\u00fdrobn\u00edch z\u00e1vodech, kter\u00e1 si pronajala celkem t\u00e9m\u011b\u0159 1000 m2. O spokojenosti klient\u016f v kancel\u00e1\u0159\u00edch CTP sv\u011bd\u010d\u00ed renegociace, kdy Konica Minolta prodlou\u017eila pron\u00e1jem na t\u00e9m\u011b\u0159 4 000 m2 a Solarwinds prodlou\u017eila pron\u00e1jem na v\u00edce ne\u017e 4 000 m2.<\/p>\n<p>Developer tento segment na z\u00e1klad\u011b sv\u00fdch bohat\u00fdch zku\u0161enost\u00ed roz\u0161i\u0159uje i do dal\u0161\u00edch \u010desk\u00fdch m\u011bst. Krom\u011b modernizace kancel\u00e1\u0159\u00ed a nov\u00fdch n\u00e1jemc\u016f developer v lo\u0148sk\u00e9m roce p\u0159iv\u00edtal dal\u0161\u00ed coworkingov\u00e9 centrum Clubco (1 512 m2 plus 625 m2 teras) v ostravsk\u00e9 kancel\u00e1\u0159sk\u00e9 budov\u011b IQ Ostrava. Jedn\u00e1 se o t\u0159et\u00ed coworkingov\u00e9 centrum Clubco v \u010cesk\u00e9 republice pot\u00e9, co v polovin\u011b lo\u0148sk\u00e9ho roku otev\u0159eli svou druhou pobo\u010dku v Nupaki u Prahy, kde nab\u00edz\u00ed 550 m2 flexibiln\u00edch kancel\u00e1\u0159sk\u00fdch ploch.<\/p>\n<p><strong>Jakub Kodr\u00a0<\/strong>dod\u00e1v\u00e1: \u201eA\u010dkoli se m\u016f\u017ee zd\u00e1t, \u017ee na\u0161\u00edm hlavn\u00edm zam\u011b\u0159en\u00edm jsou pr\u016fmyslov\u00e9 a logistick\u00e9 budovy, ji\u017e d\u00e1vno ch\u00e1peme, \u017ee klienti pot\u0159ebuj\u00ed flexibilitu a multifunk\u010dnost. Na\u0161\u00edm c\u00edlem je co nejv\u00edce podporovat na\u0161e klienty v jejich r\u016fstu \u0161irokou \u0161k\u00e1lou budov a lokalit.\u201c<\/p>\n<p><strong>Energetika jako pil\u00ed\u0159 rozvoje<\/strong><\/p>\n<p>Energetika je d\u016fle\u017eit\u00fdm pil\u00ed\u0159em obchodn\u00ed strategie CTP. V t\u00e9to oblasti m\u00e1 developer v\u00edce ne\u017e 13 let zku\u0161enost\u00ed s instalac\u00ed, p\u0159ipojen\u00edm do s\u00edt\u011b, ale i \u00fadr\u017ebou a provozem fotovoltaick\u00fdch elektr\u00e1ren na st\u0159ech\u00e1ch sv\u00fdch park\u016f. V lo\u0148sk\u00e9m roce z\u00edskala CTP od Evropsk\u00e9 investi\u010dn\u00ed banky (EIB) finan\u010dn\u00ed prost\u0159edky ve v\u00fd\u0161i 200 milion\u016f EUR na realizaci rozs\u00e1hl\u00e9ho programu instalace fotovoltaick\u00fdch panel\u016f v evropsk\u00fdch CTParc\u00edch. Developer dokon\u010dil instalaci dal\u0161\u00edch 8 MWp v \u010cesk\u00e9 republice na p\u0159elomu let 2022\/2023, \u010d\u00edm\u017e se kumulativn\u00ed kapacita zv\u00fd\u0161ila na 14 MWp. Do konce roku 2023 vybudovala dal\u0161\u00edch 30 MWp.
